What is included
Buyer strategy and brief
A structured conversation about your real requirements: budget, neighbourhood priorities, intended use (primary home, second home, rental), fiscal status as a foreign buyer, and risk tolerance. This produces a written brief that defines what we are looking for — and what we will decline.
Neighbourhood and micro-location analysis
Rome is not a single market. Prices and quality vary significantly between neighbourhoods, between streets within neighbourhoods, and between buildings on the same street. We assess micro-location using OMI price benchmarks, transaction volume data, rental demand indicators, and on-the-ground knowledge.
Property screening and shortlisting
We screen available inventory against the agreed brief. Each shortlisted property is assessed for: price per sqm against zone benchmarks, building age and condition, legal and cadastral status, floor and orientation, and potential risks or complications. We present a structured comparison, not a curated selection designed to impress.
Due diligence coordination
Once a property is identified, we coordinate the due diligence process: legal title review, building compliance check, cadastral verification, and fiscal impact assessment. This work is done with specialist partner firms. We manage the process and act as the single point of contact.
Negotiation support
We provide pricing analysis, offer strategy, and negotiation support based on transaction data — not on the agent's guidance about what the market will bear. In Rome, the gap between asking price and achievable price varies considerably by neighbourhood and property type. We use data to define a credible offer range.
Acquisition coordination
We support you through the preliminary agreement (compromesso), the notarial deed (rogito), and any points arising between the two. We do not replace the notary or your legal advisor — we ensure you understand what is happening and that nothing is overlooked.
What is not included — stated clearly
IREA is an advisory service. We are not a law firm, a notary's office, a tax consultancy, or a property management company. The following are outside scope and will be referred to specialist partners:
- Legal representation at deed signing (handled by notary)
- Tax returns and fiscal compliance after purchase (referred to tax advisor)
- Property renovation management (referred to architect or project manager)
- Short-term rental setup and management (referred to specialist operators)
- Mortgage or financing advice (referred to mortgage brokers or banks)
We will introduce you to reliable partners in each of these areas. We do not take referral fees from those introductions.
Specialist partners — referred, not delivered by IREA
A property purchase in Italy involves multiple professionals. The quality of those professionals matters. We work with:
- Notaries — for the legal deed of sale
- Fiscal advisors — for Italian tax registration, IMU assessment, and rental income structuring
- Lawyers — for title review, preliminary contract review, and any legal complications
- Surveyors and structural engineers — for building condition assessments where required
- Architects — for renovation scoping and cost estimation
These are independent professionals. We introduce them; you engage them directly.
How we are paid
IREA charges a fixed advisory fee, paid by the buyer.
We do not receive commission from estate agents, sellers, developers, or third-party service providers. The fee structure is discussed in the discovery call and confirmed in writing before any work begins.
There are no hidden charges. No referral fees from introductions.
This matters because it defines the advice you receive. An advisor paid on commission has an incentive to close a transaction. We do not.
