Buy the right apartment in Rome. Not just a beautiful one.
Independent property advisory for foreign buyers — strategy, micro-location, risk, and full acquisition support.
Not an agent. Not a portal. An independent advisor.
What we do
We help foreign buyers find, evaluate, and purchase residential property in Rome — without the conflicts of interest that come with using an agent paid on commission.
Who we work with
International buyers with budgets of €300,000 to €1M+, looking for a second home in Rome. Typically financially aware, already familiar with the city, and starting to realise that buying here is more complicated than it looks.
What makes us different
We are paid by the buyer. We have no commercial relationship with sellers, agents, or developers. Our advice is based on data, due diligence, and independent analysis — not on closing a transaction.
Three stages. One clear process.
- 01
Strategy
We start with what you actually need: budget, neighbourhood priorities, fiscal situation, and risk tolerance. Before you look at a single listing, we establish the criteria that matter.
- 02
Search and evaluation
We screen the market against your brief. We assess shortlisted properties on location quality, price per sqm against OMI benchmarks, building condition, and legal status — not on how well they photograph.
- 03
Acquisition
We coordinate legal review, fiscal due diligence, and negotiation. We work with specialist partners in tax law and notarial services and remain your point of reference from offer to deed signing.
One example from recent work.
Buyer profile
A Colombian national, non-EU buyer, budget €310,000. Goal: a central Rome apartment that worked as a second home and generated occasional rental income. No Italian contacts. Unfamiliar with the purchase process.
After neighbourhood analysis, legal and fiscal coordination, and purchase negotiation, the buyer completed on a central Rome apartment. The property now generates €45,000 net annually on short-term rental, representing a 34% net cash-on-cash return on equity invested.
This is not a yield investment story. The buyer wanted a home they would use and enjoy. The financial return is what happens when the location is right and the purchase is structured well.
Market context
Rome recorded [NTN DATA] residential transactions in [YEAR]. Median price per sqm in central zones sits at [OMI DATA] — with significant variation by neighbourhood, building type, and floor. Understanding that variation is where independent advice earns its cost.
Before you speak to an agent, read this.
Most foreign buyers approach the Rome market through estate agents or property portals. That is a reasonable starting point — but it comes with blind spots. Agents are paid by sellers. Portals show you what is listed, not what is worth buying.
We have written a short, direct guide to the five most common and most costly mistakes foreign buyers make in Rome. It covers neighbourhood misjudgements, fiscal surprises, legal gaps, and negotiation errors.
It is free. No sales call required.
Frequently asked questions
Do you find properties for us?
We work from the full Rome market — agency listings, private sales, and off-market opportunities — screened against your brief. We do not maintain an exclusive inventory. Our value is independent analysis, not a restricted selection.
Are you a licensed real estate agent?
No. IREA operates as an independent buyer advisory. We do not represent sellers, we do not collect agency commissions, and we are not party to the sale transaction. You will work with a licensed notary and, where relevant, a registered agent for the legal steps.
What does it cost?
We charge a fixed advisory fee, paid by the buyer. We do not receive commission from agents, sellers, or third parties. Fee structure is discussed in the discovery call and confirmed in a written engagement letter before any work begins.
We have already started looking. Is it too late to bring you in?
No. Many clients engage us after they have already spoken to agents or identified properties. In those cases we begin with a rapid assessment of what has been found so far — and whether it holds up under scrutiny.
Do you work outside Rome?
Our current focus is Rome. We have working knowledge of selected other Italian markets and will say so clearly if a client's requirements lead us there.
Ready to talk?
A 30-minute discovery call is free and carries no obligation. We will ask about your goals, your budget, and your timeline — and give you a direct assessment of whether and how we can help.
